Design/Build Process

You want a custom design for one reason:

Because you have searched for plans and found two or three that are pretty close but not close enough. The only way to get a design that measures up to your idea of your perfect home is to go to the custom design route.

That’s where Metrohome comes in. We have a design team that is unparalleled in the area. Depending on the complexity of the lot we will either start a creative preliminary design or do a site analysis. Once we have the basics of the design you request, size, shape, roof, and room location we will move on to the finial detailing. During this process we will work close with you exchanging ideas for your family home. We want you to feel that you helped design and build your home and be comfortable every step of the way.

 

Making your design come to life:

The process can seem overwhelming but with our 25 years of experience we have the tools to make it an enjoyable journey of making your dream home a reality. Our team is with you each step of the way and we have established key people at our suppliers to help guide you through the Metrohome process. We also have forms that give you what and when during the process items/ colors, etc. that need to be picked out. Below is a quick summary of a standard process.

Preliminary Plans

Meet with the Metrohome design team to customize your design or choose from one of our many past award winning designs. Process usually takes two – three revisions.

Finial Plans and Cost Estimating

We will complete a finial set of working plans and develop cost estimate from your input on trim style, windows, flooring, plumbing etc. This will be the estimated cost to build your home.

Selection Meetings (now till process end)

In these meetings our team will work with you on siding and shingle colors, cabinet, trim and flooring color and styles, light and plumbing fixtures and yes we will even assist with room paint color selection if you would like to use our interior designer. (You will receive our customer selection sheet and key contact list)

Detailed Spec Sheet and Construction Agreement

This Spec sheet list items in your new home from the model number of the garbage disposal to the trim species and size. This is a very detailed 13+-page document that list items in your home that is included in your home’s price. The Construction Agreement is the contract between you and us to build your home. This contract covers insurance, our draws and lien waver process, etc., and the time line for building your home. These signed documents set the framework and start the process in motion.

Financing

With the Spec sheet and pricing of your new home, your next step will be to secure financing. There are many options open and we can share names of institutions we have worked with in the past.

Construction Starts

After financing approval and payment of the 2% construction down payment our tradesmen start the process. From the digging of the foundation, pouring the walls, framing, and window installation to the finish trim we work with our craftsmen to truly build a home of uncompromising quality. 

Cabinet/Lighting Selections

After meeting with our lighting and cabinet contacts you will be ready to knowledgeably do our rough in walk through.

Electrical / Mechanical Walkthrough

You will meet with our electrical team member and your representative to discuss locations of outlets/ recessed lighting, ambiance lighting, central vacuum, appliance features, in home room speakers, home theater system, security/intercom systems or just rough wire for future options.

Finial Walkthrough and New Home Orientation

With your new home almost completed we will schedule a walkthrough and also complete an orientation of the features of your new home. During this meeting we will note any items needing additional attention so they can addressed prior to closing if at all possible.

Closing

This meeting completes the draw process with the Closing Statement ends the home building process, as you are ready to move in.

Customer Service Post Closing Meeting

A few weeks after the closing we will meet with you to make sure all items on the Finial walkthrough have been completed or addressed.
